Revenue’s online services may experience some disruption between 23:59 on 24/10/2025 and 02:00 on 25/10/2025 due to essential maintenance.

This may intermittently impact our public facing services for Local Property Tax, Revenue Online Service for businesses, vehicle registration, myAccount, Direct Payroll reporting and AIS/AES Customs during that period.

A new 6% rate of Stamp Duty on properties with a value over €1.5 million will apply to the conveyance or transfer on a sale of residential property or a long lease of residential property, where the deed is executed on or after the 2^nd of October 2024.

S31E – Stamp Duty on certain acquisitions of residential property, has increased to a higher rate of 15% on instruments executed on or after the 2^nd of October 2024.

Transitional arrangements apply in respect of both rate changes. Please contact the Stamp Duty Office for details on transitional arrangements through MyEnquiries.

Revenue are currently updating the e-Stamping application to reflect the rate changes. You will be able to file a return. Where the new rates changes apply to the return filed, you will be contacted to amend the return and additional Stamp Duty may be payable. 

Avoid the last minute rush. File your Form 11 now and set a payment date anytime up to the 14th November.

Filing an Income Tax Form 11

Certificate Download Problems:

We are aware of problems downloading ROS digital certificates. This is affecting Step 3 of the ROS Registration process, Reset ROS Login and Certificate Renewal. We are working to resolve this issue as quickly as possible. We apologise for any inconvenience caused.

The National Stamp Duty Office regrets that filers are unable to amend Stamp Duty returns at present. This issue is being treated urgently by our IT support team who hope to resolve it very soon.

Revenue has introduced an enhancement to the agent and taxpayer linking process from 25th March 2025.

• Capital Acquisitions Tax (CAT) IT38 form
• Excise Licence return of oil movements ROM1 form
• Income Tax Return Form 11 2023
• Value Added Tax (VAT) VAT3 form

The Intrastat form has been added to the Return Preparation Facility (RPF). The 2026 Intrastat period is no longer available in ROS Offline.

Phased Payment Arrangements, PPA, is currently unavailable on the Revenue Website, due to a technical issue, we are working to resolve it.

Revenue Online Service (ROS) enables you to view your own, or your client's, current position with Revenue for various taxes and levies, file tax returns and forms, and make payments for these taxes online.

Individuals registered for PAYE or LPT only should use myAccount.
